Privacy Policy — Daily Rate News

1. Who we are

Daily Rate News ("we", "us") is operated by MPD Enterprise LLC. We provide a white-label daily mortgage-market newsletter platform for Loan Officers ("LOs").

2. Two different groups of people

This policy covers two distinct groups, and your rights differ depending on which you are:

  • Loan Officers — our customers, who hold an account with us. We decide how their account data is handled, so we are the controller of it.
  • Newsletter subscribers — people who subscribed to a Loan Officer's newsletter. The Loan Officer decides who is on their list and what is sent. We process that data on their behalf. If you are a subscriber and want your data removed, the fastest route is the unsubscribe link in any email; you may also contact us or the Loan Officer directly.

3. What we collect

What we do not collect

Our marketing site (the public pages that describe Daily Rate News) uses Google Analytics to count page views — with IP anonymization on and advertising features off. The product itself — the dashboard, sign-in, Loan Officer pages, and unsubscribe pages — contains no analytics, advertising pixels, session recording, or third-party tracking scripts. We do not use session recording or advertising pixels anywhere. The only email tracking is the open and click tracking described above, in Loan Officer newsletters to subscribers and in our own article and product-update emails to account holders. Sign-in and password-reset emails contain no tracking. We never record IP addresses or devices from that tracking. We do not collect income, debt, credit, employment, loan-application, or borrower-qualification data of any kind; the calculators on our pages run entirely in your browser and send nothing to us or anyone else. We are not a CRM and hold no loan files.

4. Cookies

We set exactly two cookies, both first-party and strictly functional:

  1. A session cookie, so you stay signed in.
  2. drn_pending_plan — a short-lived (1 hour) cookie remembering which plan you picked before signing up, so we can send you to the right checkout afterwards.

On the marketing site only, Google Analytics sets its own cookies (_ga and related) to distinguish visitors; they are not used for advertising and do not exist on the product's pages (the dashboard, sign-in, Loan Officer pages, and unsubscribe pages). There are no advertising or cross-site tracking cookies anywhere.

5. Who we share data with

We sell your personal information to no one, and we share it only with the service providers who make the product work:

We also fetch market and economic-calendar data from a market-data provider. That request contains no personal data — it is only rate and calendar information.

We may disclose information if required by law, or to protect our rights or the safety of others.

6. Retention — including one thing you should know

We keep Loan Officer account data for as long as the account exists.

You can delete your account at any time, from Settings on the web or in our iOS app. Deletion is immediate and cannot be undone. When you delete:

  • your subscriber list, tags, branding, and public page are removed, and your public page stops working straight away;
  • your sign-in credentials, sessions, and any push notification device tokens are deleted;
  • your name and email address are erased from your account record;
  • any active subscription is cancelled.

Two things are deliberately kept, and neither is used to contact you:

  • Records that emails were sent — the date, the recipient address, and whether the provider accepted them. These are how we can show that a message was sent and that an unsubscribe was honoured. We keep them as a compliance record and for no other purpose. Engagement events (opens and clicks) are kept alongside the send records they belong to.
  • Suppression records — see below.

Subscriber suppression records are permanent, on purpose. If you unsubscribe from a Loan Officer's newsletter, we permanently record your email address on that Loan Officer's suppression list. We keep it forever, and there is no way to undo it — because that record is precisely what guarantees you are never emailed again. It is kept for your protection, not for marketing, and is used for nothing else. It is also our evidence that your opt-out was honoured. This does not depend on the Loan Officer's account continuing to exist.

Account-holder opt-outs work differently. If you are an account holder and you opt out of our own article and product-update emails, that choice is tied to your account. If you later delete your account, the choice is deleted with it, and your email address becomes available for a fresh sign-up. Should you create a new account with that address in future, you would be starting a new relationship with us and would need to opt out again.

7. Security

Data is encrypted in transit (HTTPS) and the database is encrypted at rest and is not reachable from the public internet. Passwords are stored only as salted hashes. Access to production data is limited to the operator, requires multi-factor-protected cloud credentials, and is read-only by default. Card data is never stored by us.

No system is perfectly secure, and we cannot guarantee absolute security.

8. Your rights

If you are in California (CCPA/CPRA), you have the right to know what personal information we hold, to request deletion, to request correction, and not to be discriminated against for exercising those rights. We do not sell or share personal information for cross-context behavioural advertising.

If you are a newsletter subscriber, you can opt out at any time via the unsubscribe link in any email — it works instantly, with one click, and requires no account. Unsubscribing also ends all engagement tracking, because no further email is sent; you can defeat open tracking on its own by turning off remote images in your mail app. You may also email us at contact@dailyratenews.com.

If you are an account holder, you can opt out of our article and product-update emails at any time via the unsubscribe link they carry — also one-click and instant. Account, billing, and security emails are unaffected.

To exercise any right, contact contact@dailyratenews.com or 657-679-7675. We will verify your identity before acting. If your request concerns a Loan Officer's subscriber list, we may need to direct it to that Loan Officer, who decides what happens to their list.

9. Children

The service is not directed to anyone under 18, and we do not knowingly collect data from children.

10. Changes

We will post any changes here and update the effective date. Material changes will be communicated to Loan Officers by email.
